Method

Built to be checked.

The valuation engine has been independently code-reviewed and is validated with a leave-one-out backtest — each comp is predicted from the others and scored against what it actually sold for. Improvements are kept only when they measurably reduce error; several were tested and discarded because they didn't.

Comp-set calibration

The dollar-per-square-foot rate is derived from your comps, not a national assumption.

Recency weighting

A sale from last month counts for more than one from last year.

Honest exclusions

Comps missing a price or square footage are left out of the valuation — and you're told which ones and why.

A CMA is an opinion of value, not an appraisal. Accuracy figures to date are from backtesting on controlled data; validation against live closed sales is in progress.
